Roof / Wall / Enclosure Consulting
This comprehensive project will involve roof renovations for the K8 and Events Center buildings, slated for completion in 2025, followed by the High School in summer 2026. To accommodate the roof replacement, the PV system will be carefully removed and reinstalled. Simultaneously, FCI Constructors, Inc. will be overseeing HVAC system replacements throughout the buildings. We're thrilled to collaborate with a fantastic team including Michelle Fisher OR, B & M Roofing, Go Green Electric - Mike Maharas, FCI Constructors, Inc., and RB+B Architects. Looking forward to a successful project!

Exciting project with with Fransen Pittman Construction!
Given the unique challenges of the roof's slope and the time of year, we opted for a 135 mil Velcro gray TPO roof system with ribs to mimic a metal roof. This innovative solution not only dramatically reduced costs but also secured a robust 30-year warranty covering 90 mph winds, 3-inch hail and 32 accidental punctures.

At Centennial Elementary School - St. Vrain Valley Schools - FRWConsult tackled a significant challenge of leaks stemming from the tile roof. Our

#roofconsulting solution involved removing the tile and underlayment to reveal a deck combination of metal deck / insulation / plywood. Enhancements included adding insulation to reach an R30 LTTR, incorporating a layer of fire-rated plywood, and installing Sharkskin Roof Underlayments. The final touch was a 22-gauge mechanically seamed standing seam metal roof. Thanks to Sheffield Metals International we are backed by a 30-year watertight warranty for this transformation. Thanks to Douglass Colony Group maintaining quality and schedule for the project!

The renovation project includes:
- Reroofing of a majority of the roof sections across the school.
- Replacement and raising of 15 HVAC units for improved functionality.
- Reworking HVAC controls and equipment to enhance efficiency.
- Installation of new gas line piping and upgrading exterior lighting.

The owner of the building had a damaged / leaking roof due to a non-warrantied coating system installed by the previous owner. They needed a new roof system but didn’t know where to start. Our team came in and designed a new roof system that provided a 20-year warranty against 72 mph winds and 2" hail . We brought four competent commercial contractors to the table to bid on the project, and the cost came in below the only bid they received before that didn’t address the weather risks in Colorado wind and hail . During the project, we performed quality assurance inspections and verified that the permit and warranties were completed .
Our team’s expertise in roofing systems and our commitment to quality assurance helped us deliver a solution that exceeded the owner’s expectations. The new roof system not only provides protection against harsh weather conditions but also adds value to the building. The owner can now rest assured that their building is protected for the next 20+ years.

A building’s rooftop patio roof was experiencing leaks due to a membrane roof with concrete poured directly on top. Multiple roofers tried repairs and proposed new roof systems to go over the concrete, but roofing over the concrete would fail due to moisture being trapped in the new system. The building owner reached out to us for a solution. We recommended removing the concrete slab, replacing the roof, and installing a new pedestal paver system. This system can be removed at any point and provides a great solution for rooftop patios.

The district hired FRWC to help with design and quality assurance of the roof, walls, and enclosure during the project. We evaluated the risks for the district and designed the roof to withstand the harsh Colorado weather, including hail and wind. The new roof will have a 30-year warranty against 90 mph winds, 3" hail, and 32 hours of accidental puncture. The goal here is to help the district protect itself from hail or wind re-roof claims. With proper maintenance, this roof can last well beyond the warranty life.
